Sellers: From the moment you accept the offer, through closing, we handle every step of the way.  After consulting with you on the details of the sale you have negotiated, we work with you to prepare a legal contract to clearly spell out the rights and responsibilities of both you and your buyer.  We also work with you to clear up any issues which may arise from the buyers' title search, and we prepare the necessary documents to execute at closing to transfer title to the buyer while managing the expenses of your sale.   In some cases, the expenses of a sale exceed the sale price, and we are available to work with you and your realtor to negotiate a "short sale" with your existing lender.  Below are some useful forms to help familiarize you with the process and the typical costs:
